Regular Home Maintenance of Your Madison MS Real Esate Home

Your home is one of your largest investments. The best way to keep it running smoothly and efficiently is through regular maintenance. Below are some basic home maintenance tips. If you were able to attend your home inspection, you will have heard many of these already. This is not an inclusive list of all home maintenance items.

When the house is now your home

Change all locks on exterior entrances for improved security.

Replace batteries in all smoke detectors. Put a note on your calendar to replace them in one year.

Create a fire escape plan for your new home. Consult your local fire department for advice on what to do in case of a fire.

Review your home inspection report for any items requiring immediate attention.

Learn the location of main shut-offs for your plumbing, electrical and heating systems.

Monthly Maintenance

Check your fire extinguishers to be sure they are fully charged.

Repair or replace leaking faucets or shower heads.

Check grout and caulk in bathrooms. Ensure water is not escaping during showering. Check below all plumbing fixtures for leakage.

Re-secure loose toilets and repair or replace faulty flush mechanisms.

Replace or clean heating and cooling air filters.

Clean all gutters and downspouts. Check that downspouts are secure and the discharge is appropriate.

Test all GFCI (ground fault circuit interrupter) devices.

Spring and Fall

Examine your roof for damage to the roof coverings, chimney and flashings.

If possible, look in the attic. Check for evidence of leakage, condensations or critters.

Check your landscaping around structures. Trim back tree branches and shrubs to be sure they are not contacting any structures.

Inspect the exterior walls and foundation of the house for damage, cracking or movement. Look for bird nests, insect and critter activity.

Clean and test windows to be sure they are operating correctly. Add caulking and weather-stripping if needed. Inspect for evidence of rot in any wood. Paint and repair the window sills and frames as needed.

Test the garage door opener. Be sure the auto-reverse mechanism is responding properly. Clean and lubricate rollers, tracks, and hinges on the overhead doors.

Clean and inspect all appliances as suggested by the manufacturer.

Annually

Replace smoke detector batteries

Have the heating, cooling and water heater systems cleaned and serviced.

Have chimney inspected and cleaned. Be sure the rain caps and vermin screens are secure.

Refinancing Your Home

 

Refinancing Your HomeKnow when it's the right time to refinance your home. Refinancing is signing for a new loan to replace your original mortgage and usually done for cost-saving purposes. 

Deciding whether or not to refinance your home requires a serious look into various factors. And it also depends on your short-term or long-term goals because refinancing is not all about reducing interest.

Conventional wisdom suggests that you shouldn't enter into the refinancing process unless the market rates are approximately two percent below your original mortgage lock in rate. This difference should yield a "break even" period of about two to three years for most conventional, middle to high end, American mortgages.

Some more innovative re-financers may want to take advantage of one and a half or even one and a quarter percent differences in the refinancing rate -- if the principal of your loan is high, relative to the costs of refinancing, it may be worth it to refinance at one of these lower rates.

Some Things to Remember When Considering Refinancing:

  • The decision to refinance should only be made if the long-term savings outweigh the initial expenses. To calculate your break-even point, divide the cost of the refinance by your monthly savings. The resulting figure represents the number of months you will need to stay in the home to make the strategy work.
  • Don't select a new mortgage based only on its annual percentage rate.
  • Also evaluate the term of the loan, whether the interest rate is fixed or variable, and the relative merits of paying up-front fees in exchange for a lower rate.
  • Your current lender already knows you and has your financial information on file, so you may be able to get a better deal that way, instead of going to a new lender.
  • To get the best possible refinancing deal, you'll need to shop around, crunch some numbers, and ask a lot of questions.
  • Shop around and conduct a detailed cost assessment (with a financial professional, if necessary) to identify which mortgage offers the greatest financial benefits.
  • Read the entire contract before signing. Don't let anyone pressure you or rush you to make a hasty decision.
  • If refinancing results in lower monthly payments, use those savings to pursue other important goals, such as preparing for retirement and college costs.

Refinancing a mortgage is simply taking out a new mortgage. You will encounter many of the same procedures and the same types of costs the second time around.

If you decide that a refinancing is not worth the costs, ask your lender whether you may be able to obtain all or some of the new terms you want by agreeing to a modification of your existing loan instead of a refinancing.

Voter Registration

Residents who have lived in Madison County for at least 30 days may register to vote either at the Circuit Clerk's office in the Madison County Courthouse in Canton (859-4365) or at your local City Hall. Mississippi is the only state which has not adopted Motor Voter Registration.
